Homes we remodel in Los Altos Hills
In Los Altos Hills the bathroom we remodel is often in a 1960s ranch on the flat north side of town, where a raised floor makes plumbing moves easy, or in a 1970s–90s hillside house where the primary bath sits over a finished room below. In the hillside homes we flood-test every shower pan for 24 hours before tile, and we plan deliveries around a steep driveway and a long carry. On a septic lot, a remodel inside the same room does not change the system, but adding a full bath next to an office or bonus room can make the county count it as a bedroom, which brings the Department of Environmental Health into the job. Any change to the outside of the house, even a new window in the shower wall, moves the project into the town’s site development review before the building permit. Most owners here stay a long time, so curbless showers and grab-bar blocking are common requests.
- 1950s–60s ranches on one-acre lots (The flatter north side of town, around Fremont Road and Fremont Hills): Single-story homes on raised floors, easy to plumb from below, with original baths and closed kitchens. Many are on town sewer; some are still on septic.
- 1970s–90s custom hillside homes (Altamont, Moody, Page Mill and Elena Road areas): Split levels, stepped foundations and bathrooms over finished rooms. Long, steep carries from the driveway, and septic systems on many lots.
- Mid-century custom houses, including a few custom Eichlers (Scattered across town): Post-and-beam framing, large glass walls and sometimes slab floors with radiant heat, so plumbing moves need more planning.
- Newer large custom homes (Across town, often where an older house came down): Several bathrooms per house and big kitchens; the work is usually finishes and layout, not structure.
