Most Redwood City conversions are in a hall bath where the tub has not been used in years.
Redwood City runs from bay-fill condos in Redwood Shores to prewar houses near downtown and hillside lots west of Alameda de las Pulgas. The first two questions we ask are which of those your house is, and whether your street is in the city or the county.
Mt. Carmel, Stambaugh-Heller, Centennial, Palm Park, Central. Small single-story houses, many with a detached garage out back. Expect cast-iron drains, older wiring and an original bathroom that has been patched more than remodeled.
Woodside Plaza and nearby streets off Woodside Road. Houses of around 1,000 square feet that were often built with one bathroom, so a full hall-bath gut or adding a second bath is the usual project.
Farm Hill, Eagle Hill, Canyon, and Emerald Hills in the county. Sloped lots and longer carries from the street. Emerald Hills began as 1920s summer cabins and is unincorporated, so permits go to San Mateo County.
Redwood Shores. Stacked units where a leak reaches the neighbor below, HOA approval before work starts, and a levee-protected area where parts are mapped as FEMA flood zones.
Redwood Shores was built from the 1960s on filled bay land that had been salt ponds, and most of it is townhomes and condos with some single-family streets. A bathroom or kitchen there usually starts with the HOA: approval of the scope, work hours, parking and how materials come in. In a stacked unit the bathroom sits over a neighbor’s ceiling, so we flood-test every shower pan for 24 hours before tile. The area is protected by a levee the city is upgrading, and parts are mapped as FEMA flood zones; a single bathroom or kitchen rarely reaches the substantial-improvement threshold, but we check the numbers on a larger project. Permits go to the City of Redwood City Building Division.
City of Redwood City Building Division at 1017 Middlefield Rd, Redwood City issues building permits in Redwood City. Typical review time: about 3–4 weeks for residential alterations on the city’s published estimate; interior remodels can qualify for a One Stop review appointment. We confirm the current time when we apply. We pull the permit under our license and attend every inspection.
WestLight Energy (formerly Peninsula Clean Energy) supplies the power and PG&E delivers it. WestLight's rebates cover heat pump water heaters and heating, with a bonus for a panel upgrade, and the city has run its own heat-pump rebates.
