What we remodel in Los Altos

Bathroom Remodeling in Los Altos

from $12,000 · 2–3 weeks

The typical Los Altos bathroom is in a 1950s or 1960s ranch: a five-by-eight hall bath with a steel tub, and a small primary bath behind the bedroom with a stall shower.

Kitchen Remodeling in Los Altos

from $15,000 · 4–6 weeks

In a Los Altos ranch the kitchen is usually a closed galley or L between the family room and a small dining area, and the most common request is to open it.

Tub-to-Shower Conversion in Los Altos

from $7,500 · 1–5 days

Most Los Altos conversions are in the hall bath of a single-story ranch, where a 60-inch steel tub fills the alcove and the kids who used it have moved out.

Homes in Los Altos

Most of Los Altos was built out between 1950 and 1980, on lots of about a quarter acre, so the typical house is a single-story ranch with room around it. Three other kinds of house come up often enough to change how we plan the job, and on some streets we first check whether the parcel is in the city or the county.

1950s–60s ranches on quarter-acre lots

North Los Altos, Woodland Acres–The Highlands, Central Los Altos, South Los Altos, Rancho. Raised floors over a crawlspace, original galvanized supply lines in many, and one hall bath plus a small primary bath. Plumbing moves are easy from below.

1910s–40s cottages and Spanish revivals near downtown

Old Los Altos and the streets around downtown. Plaster walls, older drain lines and framing that was never built for a heavy mud-set floor. A few are on the city’s historic list, which matters only if the outside changes.

Late-1960s and 1970s Eichlers

Fallen Leaf Park (Clay Drive area), San Antonio Court and a few scattered lots. Slab floors with radiant tubing, post-and-beam walls and no attic. Drains are in the concrete, so any plumbing move means cutting slab.

Newer two-story rebuilds

Every neighborhood, often on lots where a 1950s ranch came down. Second-floor bathrooms over finished ceilings and kitchens that need a refresh to the owner’s taste rather than a structural fix.

Permits in Los Altos

City of Los Altos Building Division (Development Services) at 1 N San Antonio Rd, Los Altos issues building permits in Los Altos. Typical review time: not published by the city; it confirms a complete submittal within about 5 business days, and we check the current plan-review time when we apply. We pull the permit under our license and attend every inspection.

  • Los Altos takes building permit submittals electronically; we prepare the drawings, Title 24 forms and application and send them in.
  • Exterior alterations and additions in the single-family (R1) district go through the city’s design review before a building permit is issued. Interior-only kitchen and bath remodels follow the standard building permit path.
  • Homes designated as local historic landmarks or listed on the city’s historic resources inventory have an added review for exterior alterations.
  • Some Los Altos mailing addresses, including much of the Country Club area around Loyola, are unincorporated and permit through Santa Clara County, not the city. We check your parcel first.

Silicon Valley Clean Energy supplies the power and PG&E delivers it. Electrification rebates come through SVCE, and the City of Los Altos has funded its own add-on rebates for heat pump water heaters and heat pump HVAC.
