Homes we remodel in Woodside

Woodside bathrooms split by what sits under and behind the house as much as by its age. On a rural lot off Mountain Home or Kings Mountain Road the house is usually on septic, so moving a toilet or a shower inside the existing bath is routine, but adding a bathroom sends the plans to San Mateo County Environmental Health before the town issues the permit. In Woodside Glens, the 1920s and 1930s cabin-site houses have been added onto more than once, so we expect mixed generations of drain line and framing under the old bath that needs leveling before tile; the Glens have been on sewer since 1968, so the septic question does not come up there. On larger estates the primary bath is often remodeled together with other rooms, and because Woodside counts every wall opened toward its 50% alteration rule, we total the linear feet before demolition so the bathrooms do not tip the house into fire-sprinkler and WUI upgrades.

  • Rural homes and horse properties on one acre and up (Mountain Home Road, Kings Mountain Road, Olive Hill, Portola Road, the hills toward Skyline): Septic systems, long drives from the road, and water from Cal Water, Redwood City or a private well. Adding a bathroom brings in San Mateo County Environmental Health.
  • 1920s–30s cabin-site houses, added onto over the years (Woodside Glens, Emerald Lake Hills): Narrow, steep lots first sold for vacation cabins, many houses spread over two or more lots. The Glens have been on sewer since 1968; the town’s part of Emerald Lake Hills is on septic.
  • Mid-century ranches and 1960s–80s custom homes (Woodside Hills, Woodside Heights, Woodside Knolls and the smaller subdivisions off Cañada and Woodside roads): Single-story or split-level houses with dated original baths and closed kitchens; the most common remodels in town.
  • Large estates (Across town, on the larger parcels): Several bathrooms per house remodeled together, which is where the town’s 50% wall count matters most.

Neighborhoods we work in: Woodside Glens, Town Center, Woodside Hills, Woodside Heights, Woodside Knolls, Woodside Oaks, Emerald Lake Hills, Hidden Valley Farm, Mountain Home, Olive Hill, Kings Mountain, Sky Londa.

Septic, sprinklers and the 50% rule in Woodside

Most of Woodside is on septic; sewer reaches the Town Center, Woodside Glens and parts of the Woodside Hills area through town and county sewer districts. If a remodel adds a bathroom or a bedroom on a septic parcel, the town sends a plan set to San Mateo County Environmental Health, which reviews the system before the permit issues. The town also tracks how much of a house is altered: once removed or replaced walls reach 50% within three years, counting walls stripped to the studs, the whole house needs fire sprinklers, WUI upgrades and driveway work, and at 75% a fire hydrant within 600 drivable feet. We fill in the town’s alteration form during design, so you know where your project lands before anything is demolished.

Permits in Woodside

Town of Woodside Building Division (2955 Woodside Rd, Woodside) issues permits in Woodside. Typical review time: not published by the town; we ask the Building Division for the current queue when we apply. We prepare the drawings, pull the permit under our license and meet the inspector at every visit; the fee is a line item on your estimate.

  • Title 24 energy documentation is required on permitted kitchens; we prepare the forms.
  • On septic parcels, plans that add a bathroom or bedroom go to San Mateo County Environmental Health for review, with its own application and fee, before the permit issues.
  • Every remodel files the town’s Building Alteration Calculation Form. When altered walls reach 50% within three years, the house needs fire sprinklers, WUI upgrades and driveway work; at 75%, a fire hydrant as well.
  • Interior-only work goes to a building permit. Exterior changes are checked by Planning first and can go to staff, the Architectural and Site Review Administrator or the Architectural and Site Review Board (ASRB).
  • Most of Emerald Lake Hills, and all of Kings Mountain and Sky Londa, are unincorporated and permit through San Mateo County Planning & Building, not the town.

WestLight Energy (formerly Peninsula Clean Energy) supplies the power and PG&E delivers it. WestLight's rebates cover heat pump water heaters and heating, with a bonus for a panel upgrade. A large rural house adding induction and a heat-pump water heater usually starts with a load calculation.

Bathroom Remodeling questions from Woodside

Do I need a permit for a bathroom remodel in Woodside?

If you are moving plumbing, adding circuits or opening walls, yes. The Town of Woodside Building Division at Town Hall issues it; we pull it, book the inspections and attend them.

My house is on septic. Can I add a bathroom?

Often, but the town sends plans that add a bathroom or bedroom to San Mateo County Environmental Health, which reviews the septic system and charges its own fee. We submit that set alongside the building permit; remodeling an existing bathroom does not add one.

What is Woodside’s 50% rule?

If walls altered or replaced within three years reach 50% of the house, counted in linear feet on the town’s form, the house needs fire sprinklers, WUI upgrades and driveway work. One bathroom rarely gets there; a bathroom and a kitchen in a smaller house can, so we run the numbers first.

Does a bathroom remodel go to the ASRB?

Not for interior-only work. A new window, skylight or bump-out changes the outside of the house, and Planning decides whether staff, the Architectural and Site Review Administrator or the ASRB reviews it.
