Homes we remodel in Los Altos Hills

In Los Altos Hills, most tub-to-shower conversions are in a hall or guest bath where an old tub is rarely used, or in a primary bath where owners who plan to stay want a curbless shower with a bench and grab-bar blocking. In a ranch on a raised floor we lower the framing in the shower area so the floor runs flat, and the new drain can go where the layout needs it. In a hillside house the bath is often over a finished room, so the pan is flood-tested for 24 hours before tile. A conversion inside the same room does not change the bedroom count, so on a septic lot it does not bring in the county.

  • 1950s–60s ranches on one-acre lots (The flatter north side of town, around Fremont Road and Fremont Hills): Single-story homes on raised floors, easy to plumb from below, with original baths and closed kitchens. Many are on town sewer; some are still on septic.
  • 1970s–90s custom hillside homes (Altamont, Moody, Page Mill and Elena Road areas): Split levels, stepped foundations and bathrooms over finished rooms. Long, steep carries from the driveway, and septic systems on many lots.
  • Mid-century custom houses, including a few custom Eichlers (Scattered across town): Post-and-beam framing, large glass walls and sometimes slab floors with radiant heat, so plumbing moves need more planning.
  • Newer large custom homes (Across town, often where an older house came down): Several bathrooms per house and big kitchens; the work is usually finishes and layout, not structure.

Neighborhoods we work in: Fremont Hills, Westwind, Altamont Road, Moody Road, Page Mill Road, Arastradero Road, Purissima Road, Elena Road.

Remodeling on septic in Los Altos Hills

Many Los Altos Hills homes are on town sewer, but where no sewer line runs within 200 feet, the house is on a septic system permitted by the Santa Clara County Department of Environmental Health. A bathroom or kitchen remodel inside the existing footprint does not normally involve the septic system. It does when the work adds a bedroom, adds more than 500 square feet, or turns an office or bonus room into something the county may count as a bedroom, for example by giving it its own full bath. In those cases the county can require the existing system to be evaluated or brought up to current standards, which can mean a larger tank and new drainfield. We check the septic record and the bedroom count at the first visit, so you know before design whether the county needs to be involved.

Permits in Los Altos Hills

Town of Los Altos Hills Building Department (26379 Fremont Rd, Los Altos Hills) issues permits in Los Altos Hills. Typical review time: not published by the town; we confirm the current time when we apply, and interior-only work goes straight to building plan check. We prepare the drawings, pull the permit under our license and meet the inspector at every visit; the fee is a line item on your estimate.

  • Exterior modifications, any expansion and new coverage such as decks or patios go through the town’s site development review before a building permit. Interior-only kitchen and bath remodels go straight to a building permit.
  • New homes and major additions also need a geotechnical report reviewed by the Town Geologist; a drainage plan and erosion control plan must be approved before plans are accepted for building plan check.
  • Septic permits, and any septic evaluation triggered by an addition or a new bedroom, go through the Santa Clara County Department of Environmental Health, separately from the town permit.
  • The town adopted the state fire hazard severity zone map in 2025. On parcels in a high or very high zone, exterior work such as new windows, vents or decks has to meet stricter fire-resistant construction rules; we check your parcel before specifying materials.
  • Town construction hours are Monday to Saturday, 8 am to 5:30 pm, with no heavy equipment on Saturday. Permit submittals and inspections run Monday to Thursday.

Silicon Valley Clean Energy supplies the power and PG&E delivers it. SVCE has offered rebates for induction, heat pump water heaters and panel upgrades, and the town has offered its own rebate of up to $1,000 for a heat pump water heater.

Tub-to-Shower Conversion questions from Los Altos Hills

How long does a tub-to-shower conversion take in Los Altos Hills?

Two to three days for an acrylic system, about five working days for tile and seven to ten for curbless, within the town’s construction hours. Permit timing is separate.

Can you build a curbless shower in a hillside home?

Usually. On a raised floor we lower the framing; over a slab or a finished room below we look at the structure first and tell you the options before quoting.

Does converting a tub affect my septic system?

No. Replacing a tub with a shower in the same room does not add a bedroom, so the county does not need to review the system.

Do I need a permit to convert a tub to a shower?

If the valve or drain moves, yes, from the Town of Los Altos Hills. A like-for-like swap sometimes does not; we confirm with the town before quoting.
